Remote Airbnb co-hosting · Ohio and Florida

You own the property. I run everything else.

I co-host short-term rentals on Airbnb and Vrbo for owners who are done being the one who answers at 11 p.m. The guest messages, the pricing, the turnovers and the reviews become mine. The home, the money and the final say stay yours.

Got a letter from me? Type its code here (it starts with HBS, printed under the date and beside the square) or the home's address, and my calendar opens with it filled in, so I know which home you mean. Scanning the square works too. The call is fifteen minutes and there is nothing to decide on it.

Opens my calendar for a 15-minute call.

How it works

Three steps, and you never hand over a password.

  1. We talk for fifteen minutes

About the home, how it is booking now, and what you want off your plate. If it is not a fit, we both say so.

  2. You add me as a co-host

From your own Airbnb account, with its built-in co-host tool. You choose exactly what I can do, and you can switch me off at any time. Vrbo works the same way, through you.

  3. I start with your next booking

You watch the same calendar, the same inbox and the same numbers I do. Nothing happens on your listing that you cannot open and read.

Why me
I help manage rental properties, including a short-term rental, and I've spent years on hotel front desks, so I've handled every guest situation there is.

I also run a trades company's back office: scheduling, payroll, logistics. Your Airbnb gets that same operation.

I am Samantha Brogan, in Loveland, Ohio. Hosted by Sam is my own business, not a franchise and not a call center: when you message, you get me.

In Florida I work with a partner who lives there and handles the turnovers, the cleaning and the repairs on the ground, so your home gets a local hand and my attention at the same time.

The money, plainly

You stay the host of record. The money stays yours.

Payouts

Booking payouts land in your account exactly as they do today. My 15% comes through the platform's co-host payout split, or a monthly invoice, your choice. I never hold your guests' money.

Your license and your taxes

Your state license, your sales-tax certificate and your county tax account stay in your name. I help you keep them current; I do not take them over.

Direct bookings

If you have your own booking site, or want one, those stays pay into your account too. Same calendar, no double bookings.

Leaving

Remove me from the listing and that is the end of it. No notice period, no exit fee, no hard feelings.

Where I work

Two states, one person answering.

Ohio

Loveland, Kings Mills, Morrow, Waynesville and Oxford, and the townships between them: Warren, Butler, Hamilton and Clermont Counties.

Florida

St. Augustine, Jacksonville and the beaches, and the Kissimmee area, with a partner on the ground for every turnover.

Questions owners ask first

The short answers.

Do I give you my password?

No. Airbnb has a co-host feature built for exactly this: you invite me to the one listing from your own account, choose what I can do, and can remove me any time. Vrbo works through your account the same way.

Do I keep my reviews and my ranking?

Yes. The listing stays yours, with its history. I work inside it; nothing moves to a new listing.

I already have a cleaner I trust.

Keep them. I schedule them, check their work after each stay, and only bring in someone else if you ask me to.

What if my home is not listed yet?

Then the first job is getting it listed well: photos, the write-up, pricing and the house rules. We talk about that on the call; there is still no setup fee.

What does it cost to stop?

Nothing. Remove me as a co-host and we are done. I would rather earn the next month than hold you to it.

Fifteen minutes is enough to tell

Tell me about the house. I will tell you what I would do with it.

A phone call, Eastern time, no slides and nothing to sign. If a letter brought you here, keep it nearby: the code on it (HBS and a number) tells me which home you mean.
